Is Alcove Homesearch an estate agent?

In a word... no! Estate agents work for the vendor or landlord; Alcove Homesearch works for you, the buyer or prospective tenant. I don't sell properties or list properties, nor do I take commissions of any kind from anyone selling or letting property.

What is your relationship with estate agents and other property professionals?

Over the years, I've built up a far-reaching network of contacts and have excellent relationships with many estate agents in London and the surrounding home counties. They know that I bring them committed applicants who are serious about a purchase or tenancy - and that an offer, once agreed, is likely to proceed smoothly and efficiently.

I'm not sure where I want to live, my knowledge of the London property market is limited - how can you help me decide?

At our initial meeting to discuss your search brief, I'll be able to guide you and advise on properties and areas best suited to your requirements and budget. If you wish, a personalised area orientation tour can be incorporated into your home search. This will give valuable insights into specific neighbourhoods and will demonstrate what each area offers in terms of architecture, schooling, transport and local amenities. An area orientation tour also ensures that your subsequent property finding search is more precisely focused.

Does a property finder offer value for money?

My role, as an independent property search specialist, is to gather information and property details and to filter through to shortlist those properties matching your specific criteria. My home search method will save you precious time as you'll be viewing only the most suitable, relevant properties.

In addition, I'm very often able to gain access to properties not yet on the open market, putting my clients ahead of the competition. And I'll achieve the best possible deal for you, through skilled, professional negotiation of the asking price and terms.

Who are your clients?

I have a wide range of clients, with varying levels of budgets: global employees on corporate assignment to the UK, first time buyers seeking outer London commuting zones, foreign students and interns, families relocating to be close to international schools in the home counties, city workers needing a pied-a-terre...

Can you manage the whole property finding process for me?

You're in safe hands. I'll take care of the full property search from start to finish, all in conjunction and close discussion with you. Depending on how you would like the property search to work, your involvement can be as much or as little as you wish. If you're living overseas, I'm happy to look after everything for you.

What happens if I find a property myself?

Most clients like to scout around on property portals such as Rightmove, and this can be a useful resource. But I'll be working closely with you, with good two-way communications, and all available options should be covered for your search. Therefore if you are under contract with Alcove Homesearch and you source a property yourself, the agreed fee will still be payable.

What if I change the area I am looking in during the search?

That's not a problem at all, in fact it’s quite often inevitable as requirements become refined and new priorities emerge. I am flexible in my approach and happy to adapt to your needs, as long as there is a mutually agreed sense of progress.

How long do I need for a rental home search?

As a general guide, a rental property for a single professional or couple in London's key areas can be found in 1 - 2 days. A family considering various neighbourhoods and who might also need to incorporate school visits, 3 - 4 days should be allocated to a rental home search.

I'd like to buy a property, how long does a purchase search last?

The search lasts for 6 months. This is usually more than enough time to find and acquire most property. It's possible that in certain situations it may take longer in which case you will be asked to register again after the period expires. All registration fees will be deducted from the purchase fee. In line with Alcove Homesearch's terms and conditions you are free to cancel the contract at any time.

Are you regulated by any professional bodies?

Alcove Homesearch is a member of The Association of Relocation Professionals and of the Property Redress Scheme.
